Buyers Pre-Purchase Home Inspections

This is a typical home inspection that catches common defects, so you understand the investment you’re making and is performed during a real estate transaction’s “inspection period”. This Inspection and accompanying report will alert you to damage, components that are past their typical life span, safety hazards, and any other significant deficiency of the home and will allow you to make an educated purchasing decision. Seller Pre-Listing Home Inspection

If you’re selling your home, let us inspect it before you even list it. Mold Inspections

Some mold problems are obvious – you can see it growing. Others are not so obvious. If you can see mold, or if there is a musty odor in your home, you probably have a mold problem. Areas that are wet, or have been wet due to flooding, leaky plumbing, leaky roofing, or areas that are humid (such as bathrooms and laundry rooms) are most likely to have mold growth. It may come to your surprise that with during our Mold Inspections we can find mold in almost any house. Mold is prevalent and thrives in our warm and humid environment.

All our standard inspections include a search for visible mold growth within the residence and evaluation of any conditions that could be conducive to mold growth.

Such conditions include any form of water intrusion such as roof leaks, plumbing leaks, window leaks, etc.  We also conduct thorough mold assessments as a stand-alone service or in conjunction with a standard home inspection. In addition to the investigation of visible mold growth and conditions conducive to mold growth, an assessment includes a complete scan of the residence with a infra-red camera and moisture meters.

Non-viable airborne mold spore samples can also be collected for laboratory analysis as needed.

Drone Inspections

Sometimes a roof is too dangerous to inspect from above without specialized climbing equipment and training or are too steep or made from materials that cannot be walked on form different reasons. To prevent damage or if the roof is deemed unsafe-to-walk, the inspector may choose to fly an unmanned aircraft over the roof and roof systems to better inspect the ridges and valleys which are difficult to see from the ground or ladder rather than defer this portion of the inspection to others, we can inspect it from all angles which can save you time and money on inspection costs and ensure that all recommendations are non-biased. These aerial cameras offers opportunities to find issues that might have been missed from the ground and are part of our equipment and are we provide them at no additional cost. We hold a current Unmanned Aircraft Remote Pilot license with the FAA, insured,  trained and qualified to inspect your home using state of the art drone technology.

Remember, any person operating an aircraft (drone) to inspect a home or property should hold a current remote pilot license with the Federal Aviation Administration.

Wind Mitigation Inspection

A Wind Mitigation Inspection verifies the construction details of your home and is used to qualify for discounts on your insurance premium. The better your house is built to withstand wind damage, the more discounts you will qualify for each year.

The inspection verifies type of roof, roof-to-wall connections (clips, straps, toe nail, single or double wraps, etc.), braced gable ends, secondary water barriers, reinforced wall construction and openings (shutters, impact resistant windows and doors; including garage) protection.

4 Point Inspection

A Four (4) Point inspection is often required when obtaining a new homeowner´s insurance policy, or when renewing an existing policy.

Four (4) Point requirements will vary from carrier to carrier usually starting at 30 years or older. A “Four Point Inspection” focuses only on four main areas of interest in a home:

  • HVAC (Heating, Ventilation and Air Conditioning)
  • Electrical wiring and panels
  • Plumbing connections and fixtures
  • Roof

The inspection and report describes the condition and age of these elements. Since the failure of any one of these elements could lead to significant damage to your home, this inspection is required by most insurance companies as it discloses the areas of the home that may need to be updated or replaced.

Thermal Imaging Inspection

While the use of an infrared camera is used on my Home Inspections, this is a limited thermal imaging inspection, mainly focusing on moisture intrusion cause by Plumbing, Roof, Walls or windows leaks or water intrusions. A Full Thermal Imaging Inspection of the home is available where a full scan of the home is conducted, analyzing for moisture intrusion, insulation deficiencies, areas of energy loss and electrical hotspots and also help us find defects or hidden leaks that will be impossible to detect with a standard visual inspection or naked eye.

Indoor Air Quality (IAQ) testing

Good air quality is important to you and your family’s health.  Adding an Indoor air quality test can make sure that you are moving into a non-toxic and healthy home.

This inspection includes examination of common surfaces and materials where mold, mildew and fungi usually grow. Additionally, air samples will be taken for the purposes of locating un seen mold, mildew, and fungi, and send them to the lab to be processed to determine the approximate concentration thereof with relation to normal ecology. We will provide with the Lab report with an estimated spore count and the type of mold spores presents.
